The Project

The City of Seaside Auto Mall Revitalization project sought to improve the economic viability and image of the existing Auto Center District by reconstructing and upgrading the existing roadway systems and improving internal circulation for the auto dealerships. Roadway improvements for all the internal circulation streets of the Auto Center included replacing the stamped concrete roadway with a standard roadway structural section, standard curb and gutter, and new monument icon towers at the circular intersections. Aesthetic features included special unit pavers surrounding the base of the new monument icon towers and along the crosswalk areas at various locations.Improvements to Fremont Boulevard and Del Monte Boulevard, the two Auto Center exterior roadways included enhancing all the major entrances to the center with layered landscaped gateways, planter walls, auto display areas and modified traffic signals. Special consideration was given to the development of bio-swales in the landscape areas to treat surface run-off.

The Challenges

Many individual business entities along with the City and the Mark Thomas consultant team needed to come together with determination for this common purpose. Project challenges include: creating a singular look, confined right of way, existing facility constraints and staging construction to maintain business access.

The Results

World class vehicle, bicycle and pedestrian circulation was created tailored to the existing iconic aesthetic elements and mixed in with new aesthetic gateway features producing a truly enjoyable “mall” experience. The project required relocation of utilities, pavement repair, maintaining all drainage on site, reconstructing on site roadway, and significant modifications to two of the most important arterial roadways within the City of Seaside.
